    Since you’ve decided to purchase a home, we wanted to give you a brief overview of what to expect along the way, that way there are no, or very few, surprises, and you can reflect on the home buying experience fondly, and we can earn your business for life.  Here is quick, step by step guide, to help you get started!

    1. Meet with a member of our team.

    Our agents will get to know your needs and create a plan to find the perfect home or investment opportunity. We will listen to your goals and form a custom strategy to help you get exactly what you want. At our consultation, we will:

    • Ask detailed questions about your wants/needs in the house
    • Ensure you are connected to a mortgage loan officer to obtain financing
    • Walk you through costs and timelines
    • Develop custom search
    • Answer any questions you may have, and explain the conditions of the current market, as well as how the real estate industry works
    • Formulate next steps
    • If you’re looking to invest, either by buying and flipping or buying and holding [to rent], we can discuss a strategy to make sure your money works hard for you!

    2. Meet with a lender.

    Our team works with a few different lenders to figure out who can offer the best program for you. You are not required to work with one of our partners, however, we have vetted them and know they will add to your A+ experience. As a general rule of thumb, we will not start looking at homes until you are approved for your home purchase. The worst thing we can do for you is show you homes you love, and can’t buy yet. Having your financing locked down makes you a powerful buyer.

    3. Shop!

    This is the fun part! We will tour homes that we select based on what you told us was important in our initial consultation. It’s totally normal to fall in love with the first home you see since we will make sure you’re only touring homes that match your wants/needs.

    4. Make an offer.

    Our goal is to make the sellers an offer they can’t refuse. We will take the time to understand the seller’s situation, and create strong terms that are win-win for everyone.

    5. Inspections.

    A home inspection is highly encouraged to give you peace of mind going into your new home. We have great resources to connect you to that will have thorough, easy to read, reports, delivered in a timely fashion. An inspection is your time to really get to know the house and its systems. Home inspection reports are usually 20+ pages, and will look overwhelming, however, we will help you navigate the report. There are items that are incredibly common, and there’s not much we haven’t seen before!

    6. Appraisal.

    This is to ensure the house is worth the price we are paying for it. This is required on almost any type of loan, and is one of the final steps before you get to move in!

    7. The Final Walkthrough

    This is the next to last step in the process and it allows you to visit the home one last time before signing paperwork. At your walkthrough, it’s common to take some measurements, revisit items the sellers repaired for us to ensure they’re complete, and start getting excited about your new home!

    8. Closing.

    This is the final step in your buying process! At this point, we’ve had it inspected, we know you’re getting a fair price, and it’s time for you to get the keys! Closing can take anywhere from 20 min. to an hour, depending on loan type and the title company. At closing, you’ll have an opportunity to meet the sellers, ask questions (like when trash day is, or what the mystery light switch turns on).

    9. Move in and enjoy!

    Now that you’ve closed, it’s time to move in. Start painting! Buy a new couch! Put in a hot tub! Whatever it is you want to, you can start doing it because it’s your house!
